Our approach

Market conditions move. Our response is to be conservative about what we take on, thorough before we commit, and open about what is happening once we have. We research a site before we buy it, we hold every project to a long term view, and we would rather report an honest problem early than a good number late.

How we structure partnerships

Four structures, depending on what you are bringing and what you want back.

Limited partnership funds

Closed ended funds that invest directly into assets. A straightforward way to place equity alongside a developer whose interests are aligned with yours, with reporting throughout.

Value-add funds

For assets that are underperforming on operations or management. We reposition and redevelop, and the return comes from the value we create rather than from the market.

Income funds

For core holdings. Active leasing and hands on asset management, with the aim of predictable cash flow rather than a quick exit.

Co-ownership

Individual investors and groups acquiring alongside us. Suited to partners who want a direct interest in a specific asset.
